Construction Project Manager (Residential)

Reports To: General Contractor 


Salary: Negotiable 


Shift Hours: 7:00am - 3:30pm Mon. - Fri.; 8:00am - 4:30pm Sat


Location: Field-Based (Project Sites)

Position Summary

We’re seeking an experienced project manager to lead residential projects from pre-construction through closeout, ensuring coordination, cost control, and client satisfaction. Including building and staying within the budget, retrieving the necessary permits to construct in certain communities and communicating the client’s goals for certain projects to the subcontractors and construction workers. Project Manager is required to work from the work site daily.

Key Responsibilities

  • Project Planning and Management: Develop and manage project plans, including timelines, budgets, and resource allocation. Responsible for initial estimations and business development. Managing 1-3 projects at a given time. Identify and resolve potential problems or issues that may arise during the project. Ability to read plans and contracts.
     

  • Budget Management: Prepare and manage project budgets, cost estimates, and financial projections. Responsible for tracking planned costs vs actuals. Track and initiate purchase orders and change orders.
     

  • Schedule Management: Create and manage project schedules, tracking progress and making adjustments as needed. Prepare weekly progress reports.
     

  • Subcontractor Management: Select, negotiate with, and manage subcontractors, ensuring they meet project requirements and deadlines. Handle RFIs, submittals, and change orders.
     

  • Client Communication: Maintain regular communication with clients, providing updates on project progress and addressing their concerns. Ensuring weekly status updates, 3-week look ahead to clients weekly, and weekly site visits to show progress of the projects.
     

  • Quality Control: Ensure all work meets quality standards and complies with relevant building codes and regulations. Ensure all safety regulations are followed on the project site.
     

  • Change Order Management: Initiate and manage all change orders, ensuring they are accurately documented and managed with manager approval.
     

  • Resource Management: Manage resources, including labor, materials, and equipment, to ensure they are available when needed. 
     

  • Documentation: Maintain accurate project records, including schedules, budget information, and correspondence.

Qualifications

  • 3+ years in construction Project management role
     

  • A high school diploma or equivalent is required
     

  • An associate’s or bachelor’s degree is preferred
     

  • Strong organizational, planning, and time management skills
     

  • Excellent written and verbal communication skills 
     

  • Knowledge of construction methods, building codes, and safety regulations 
     

  • Ability to identify and resolve problems effectively 
     

  • Ability to lead and motivate a team of construction workers 
     

  • Proficiency in project management software (e.g., MS Project, Primavera P6) 
     

  • Familiarity with residential construction processes, materials, and technologies
     

  • Proactive communication and accountability
